VACATES – Where people go wrong

A lot of the time at vacates tenants and agents will not agree. This generally comes from lack of understanding about the vacating procedure itself and the responsibilities of the tenant.

We offer a vacating guide to help tenants through this process.

Upon receiving the 30 days notice of intended vacate – you will receive an acknowledgement letter from us. This states the date of your intended vacate as stated by you, when your rent is currently paid to and that it is due and payable until the date you vacate.

A final bond inspection will be scheduled within 3 days of your vacate, should you wish to be present you will need to arrange a time and date with us. The initial Property Condition Report given to you at the commencement of your lease (this should have been returned to us, if it hasn’t we print the electronic copy that we also sent you signed and dated at the commencement of your lease) will be used, an copy of this will be emailed to you within 14 days of your vacate.

All keys and remotes must be handed over before 5pm on the date of vacate to our office. You will need to make arrangements to do so, if you prefer, and there are provisions to close the door securely from the outside – you may make arrangements to leave the keys inside the property.

In the mean time, we will be attempting to re-let the premises and request your co-operation and assistance in allowing prospective tenants to inspect the property. You will of course receive notification before and inspections are arranged, and we assure you that we will accompany all interested parties through the property.

The carpets must be professionally cleaned and should you use a different contractor to the ones we provide and the job is not satisfactory, then the carpets may need to be cleaned again.

After 5pm on the vacate date, there are no obligations from the Agency to allow you to access the property to rectify any issues that may arise. So please take care and ensure the property is left in the same condition as at the commencement of lease as per your PCR.

FINAL INSPECTION GUIDE

1 All carpets must be cleaned by a carpet cleaner recommended by our office. Should you choose a different contractor to the ones we provide and the job is not satisfactory, then we reserve the right to have the carpets cleaned again at your expense.

2 All skirtings must be dust free

3 All grout must be clean

4 All cupboards, shelves, drawers and benches to be cleaned

5 Walls and doors to be cleaned of all marks

6 Stove, griller, oven and exhaust fans to be cleaned

7 Dishwasher filter must be removed and cleaned

8 Dryer filter must be removed and cleaned and all fluff removed from surrounds

9 All extractor fan covers must be cleaned

10 Windows and sills to be cleaned inside and outside where possible

11 Any furniture, curtains or other items included with the property to be returned to original positions

12 Clean Venetian blinds and wash and dry curtains

13 All garbage, bottles and rubbish to be removed from the premises

14 The garage and/or storeroom to be cleaned out, free of cobwebs and grease marks removed from car space/garage

15 Bathrooms to be thoroughly cleaned with all mold and soap scum removed from the tiles and grouting. Ceiling mold must also be removed. Toilets to be cleaned inside and out and the bathroom floors to be mopped.

16 Lawns and edges trimmed and gardens weeded (this applies to townhouse and houses) including replacement of dead plants

17 If you have chipped walls, please discuss with us. Do not try patch up with paint as this often makes matters worse

18 All globes to be replaced that aren’t working (please report to us if after replacing any the light still doesn’t work)

19 Ensure that our office has your new forwarding address and phone number

20 Arrange the disconnection of your telephone, electricity and gas supply
