The most common mistake most landlords make is shopping around on management fees – forgetting that there is more to property management than collecting rent. Many tend to look for the cheapest fee which can in fact be costly.

Some busy agencies manage 200 properties per property manager and this makes it difficult to give each property adequate attention. Rent arrears can escalate and maintenance issues can go undetected – and that can be costly. It is important that landlords consider expertise and consistency – above fees – as property management is a transient profession and property managers tend to move around frequently.

Choosing a larger agency may not mean you get better service. Often larger agencies see property management as the least important part of their business and often the licensee does not get involved in this part of the business.
